Ventia to open a new Central London site in the City of London

Twenty Eight Queen Street, which is due to open any day now, is Ventia’s thirteenth central London site since the company’s inception three years ago: not only that – it is also the company’s third acquisition of the year.

Twenty Eight Queen Street, in the heart of the City of London, benefits from excellent transports links with nearby Tube stations including Bank, Mansion House and Cannon Street. While the majority of serviced office space in the area is modern and identikit, Twenty Eight Queen Street is bound to attract tenants, with its impressive Georgian Grade II listed buildings. The buildings, which retain many original features, form part of the Queen Street Conservation Area, and are connected by a grand central staircase. Included in the space of  6,401 square feet are a basement, lower ground, ground and three further floors spread across the two buildings.

The site has been restored for office use, and refurbished to an excellent standard throughout, with interior spaces that have been designed to complement the property’s original Georgian style. As is the case with all Ventia offices, the Queen Street building is unbranded and fully furnished, and offers space which can be tailored in a bespoke way to meet each business’s needs.

Director of Ventia, Dan Wheble, has stated, “The City of London is an exciting area to be, and Twenty Eight Queen Street follows suit in Ventia’s desire to find and restore period buildings into serviced office space. It provides a great mix of character with new facilities and stylish interiors. This latest addition to our ever-expanding portfolio offers something very different to a prospective client.”

Will Kinnear of Green Kinnear acted on behalf of Ventia, as he has done for the company’s previous 2013 transactions. A 10-year lease has been secured with a break option at five years, at a rent of £23.00 per square foot, and with the benefit of a nine-month rent-free period.

Kinnear comments, “The acquisition of 27-28 Queen Street brings up our hat-trick of deals done on behalf of Ventia. We were able to find and negotiate a swift deal with the Landlord at this landmark building, which provides quality period office space in the heart of the City of London.”

Ventia’s new properties are all installed with high-speed broadband, with top-level IT/telecoms packages, which are provided by VTSL. Also included for tenants is an on-site team at the building, who act as company receptionists, and dealing with the day-to-day running of an office.
