The residential developer, London Square has bought half an acre of office space in Putney at the building of 113 Upper Richmond Road, which is located close to East Putney tube station. They have now received planning permission to proceed with a mixed-use scheme incorporating 76 residential apartments above 19,000 sq. ft. of retail and office space. The work for this major development is ready to start now and the completion is set for 2015.

‘London Square’ plan for the development to be fuelled by a combined heat and power plant and is hoping for the residential units to achieve level 4 in regards to the Code for Sustainable Homes, while the commercial spaces of both the retail and office have been designed to achieve BREEAM excellent certification, all enabling service charges to incoming tenants to be as low as possible as well as in keeping with the need for buildings to provide for a sustainable future.

The development has been designed by architect Allford Hall Monaghan Morris, and is mostly brick-clad with deep window reveals and ‘punched hole’ glazing, which will enable as much natural light as possible into the building.

Putney is fast becoming a popular location in London, and this major scheme will see this area transformed. With the lack of housing across the capital, as well as the lack of supply of office and retail space within the central hub of London, this development will provide much needed commercial as well as residential space. This scheme could be the beginning of Putney being the new go to area for an office location, as at the moment the lack of supply currently hitting the central London markets and especially the West End has driven rents to be so high that they are almost unaffordable for young and start up companies.
