Vacancy levels in Hammersmith are low and it is becoming increasingly difficult for business to find space. Recently, the old Aircraft factory has started going through a full blown refurbishment and is on track to bring a great amount of needed stock to the market. The size of units range from 500 sq. ft. to 73,000 sq. ft. and are quoting £55 psft. Which would put it at the top end of the market for Hammersmith rental prices. They are gutting the building and leaving it with a warehouse sheen look, hard wooden floors, exposed brick works, and concrete ceiling. Only half way through the developments and the pre-lets are already starting.
A number of office in Hammersmith are also said to be coming to the market, this could be very welcomed by developers looking to put their stamp on Hammersmith. The Hammersmith Embankment scheme which is over 190,000 sq. ft. of office space and expected to sell for over £100 million. It is also rumoured that 184 Shepherd’s Bush road is coming to the market at between £70-£80 million for the 115,000 sq. ft.
