Morgan Pryce understands that Google have recently gone back to the drawing board regarding the recent fit out designs for their new office space in King’s Cross. The web giants are currently in the process of putting together designs for their new 750,000 sq ft London Headquarters where they aim to continue to push the boundaries of the office design yet further. At present the scheme will be 330 meters long eclipsing the New York Headquarters which sits at 220 meters long. 

Google were the first main real occupier to step away from the cellular office design and instead look to create a more welcoming, innovative and creative feel within their office space. The use of open plan along with break out areas, hot desking and informal meeting rooms was born from originally from the Google designs.

The completion date is now thought to be pushed back from 2016 to 2017 giving Architects Allford Hall Monaghan Morris along with developer Argent more time to create their latest office design. Alex Goode Morgan Pryce believes Google have given a budget to the design team of around £850 per square foot for the fit out alone, ‘fit out costs can vary hugely depending on the occupier involved, hedge funds with very client facing offices could spend millions on their fit out whilst smaller tech firms can spend very little to give the space that raw, exposed look. When clients ask how much they should budget for a normal space we advise that the rough benchmark is around £25 per square foot, it can be a lot less but also a lot more. These figures really emphasise exactly how impressive Google are looking to make their fit out.’
