How it works:

The Morgan Pryce Fit Out Calculator is designed to help you start thinking about a brief for your office fit out works, as well as establishing a potential budget figure. Fit out costs vary from office to office, and unlike commonly given fit out costs examples, which provide costs per sq ft, this tool has been designed to provide a preliminary, rough estimate based on your exact requirements. Please note that we would suggest that you allow for 10% more budget, for contingencies for the final fit out works.

Every office design and build contractor will charge a preliminaries cost for carrying out an office fit out project. These costs cover things such as Project Management, Design & CAD Drawings, Site Supervision & Protection, Waste Removal & Cleaning. Along with CDM 2015 costs, admin and O& M manuals and insurance.
Also referred to as a base build. This is typically an empty space with concrete walls and floors, no lighting or electrics. The interior of the space is left in a bare bones condition provided by the property developer and it is up to the incoming tenant to carry out the fit out before occupation.
Also known as Category A, there are no standard industry specifications. However, the landlord will fit this out so that the space is functional, very basic and ready to lease. The space will have a basic suspended ceiling and raised floors, base mechanical and electrical, Fire Detection & Alarms along with (HVAC) Air Conditioning & Ventilation. The demise will usually be decorated.
The partitions and fittings from the previous tennant will still be there and depending on the condition and layout you may want to remove all of this and start fresh from a blank canvas. This will include removing partitions, old carpets and kitchens to ceilings and electrical installations.
It is important that you allow for the maximum number of people you think you will have in the office as this will avoid unnecessary costs further down the line. You should allow for 2.5 cabling points per person as this will also cover things like printers, photocopiers, points for meeting rooms, boardrooms and coms room.
Whilst most offices will have Electrical points installed, you may find that you will not have the Voice & Data cabling installed. The industry standard is CAT5e cabling and this is the correct way to run both your phones and network your computers.
If some or all the tiles are not to your liking or look in poor condition and you would like to replace just the tiles, the spec of which will just be a basic mineral tile then click yes.
With CAT A spaces there might be some existing ground power for computers and other equipment in place, although they will unlikely be in the right location for your desks and you may need to relocate them. For the purpose of this estimate you should assume that you will have enough power already in the new space to accommodate for half the maximum number of staff you intend to move in and install the rest for the other half. When estimating for electrical points it is best to allow for 1 double socket per person. The costs given in this calculator will include works to circuit boards and testing. Please note that your landlord may give you an allowance of £25 per floor box.

Most offices will need a tea point or small kitchen. If there is not one already in place you may wish to install one. This will consist of an integrated dish washer, fridge & freezer, sink and a number of cupboards.
You may wish to redecorate the new office if the current decor is not satisfactory.
The Mid Range Option will be an upgrade of all the basic options but will include different flooring and lighting. The furniture pieces will also be upgraded.
